§ 152.043 B-1 GENERAL BUSINESS DISTRICT.
   (A)   Permitted uses. Permitted principal uses in the B-1 District shall be as follows.
      (1)   Any use permitted in the R-2 General Residence District shall be permitted in the B-1 General Business District, except that a planned unit development may only be constructed in an R-2 General Residence District upon issuance of a planned unit development special use permit as provided in §§ 152.165 and 152.166.
      (2)   Any retail business establishment supplying commodities to residents of the community and its general trade area, which is not characterized by excessive noise, smoke, odor, or similar obnoxious effect.

   (B)    Accessory uses.
      (1)   Any accessory use or structure permitted in the R-2 District shall be permitted in the B-1 District.
      (2)   (a)   Other accessory uses customarily incidental to a permitted use, including advertising signs, shall be permitted.
         (b)   Signs advertising a business activity occurring on the same property shall be a permanent sign and not a temporary sign.

   (C)   Prohibited uses. No sign shall be erected in such a way as to obscure vision of perpendicular oncoming traffic.
   (D)   Fences.
      (1)   All fences shall be set in a minimum of one foot from the boundary lines of each site.
      (2)   Fences constructed in the front yard shall be no higher than 42 inches from the ground.
      (3)   Fences constructed in the rear and side yard shall not exceed eight feet in height from the ground.
      (4)   A fence at least six feet in height from the ground shall enclose all swimming pools to prevent unauthorized entry into the pool area.

   (E)   Building height. No principal structure in a B-1 District should exceed two stories or 25 feet in height, and no accessory structure should exceed the height of the principal structure, except as provided in §§ 152.070 through 152.078.

   (F)   Minimum lot, yard, and other requirements. The following minimum requirements shall be observed in a B-1 District subject to the additional requirements, exceptions and modifications of §§ 152.055 through 152.057.
      (1)   Dwelling. Same regulations as listed for R-2 General Residence.
      (2)   Other permitted uses.
         (a)   Lot area: 6,000 square feet;
         (b)   Lot width: 60 feet;
         (c)   Front yard depth: none in area defined as Central Business District, 40 feet all other areas;
         (d)   Side yard width: none, except where adjacent to an R District, then 15 feet on the abutting side;
         (e)   Rear yard depth: 40 feet; and
         (f)   Maximum lot coverage: 50%.
