12-3-7: BUILDING SETBACK LINES:
   A.   Conformance With Zoning Regulations: Building setback lines in residential areas of new subdivisions shall conform to the front yard provisions of the zoning ordinance, title 11 of this code, except that in no case shall the building setback line be less than twenty five feet (25') from the front property line.
   B.   Corner Lot: A corner lot shall maintain not less than the minimum building setback lines required on both streets on which the lot abuts. (Ord. 831, 8-10-1994)
   C.   Eyebrow Or Cul-De-Sac Locations; Curb Stakes: The developer shall cause the installation of curb stakes for eyebrow or cul- de-sac locations as herein described:
      1.   Stakes shall be installed at an interval not to exceed twenty five feet (25') as soon as practicable following rough grading. These stakes shall be clearly marked. The stakes must be present to allow the Village building inspector to utilize these stakes to measure to any proposed foundation(s), and for the Village Engineer to check site grading. Any proposed foundation(s) which is not in conformance with the building setback distance will not be allowed. The building inspector shall not allow any foundation to be constructed in a case where a measurement to the building setback line is not available.
      2.   Following completion of curb construction, stakes will not be required.
      3.   In cases of uncurbed streets, stakes shall be installed at the right-of-way line, at the same interval as specified above, prior to layout of foundations, and may be removed following construction of the foundation. Following completion of the pavement construction, these stakes will not be required. (Ord. 947, 1-8-1997)
