12-2-4: MINOR SUBDIVISIONS:
Final plats for minor subdivisions may be submitted without proceeding through the preliminary plat procedures set forth herein.
   A.   Application Submitted To Plan Commission:
      1.   Prior to final plat being submitted as a minor subdivision plat under these provisions, the subdivider shall make written application to the plan commission that it recommend to the board of trustees that the subdivision or resubdivision be considered a minor subdivision and shall furnish a sketch plan of the proposed subdivision.
      2.   The subdivider shall meet informally with the plan commission and the plan commission shall make written recommendation to the board of trustees, either in favor of such designation or against such designation.
   B.   Action Of Board Of Trustees: Upon receipt of a recommendation from the plan commission, the board of trustees shall either approve or disapprove the designation of the subdivision as a minor subdivision under these provisions. The decision of the board of trustees shall be final. If the board of trustees disapproves such designation, the subdivider shall be required to process the subdivision or resubdivision through the preliminary plan procedures contained in this title.
   C.   Compliance With Subdivision Regulations: If a subdivision or resubdivision is approved as a minor subdivision under these procedures, the subdivider shall comply with the provisions of this title with regard to approval of a final plat, except those provisions which refer to approval of or conformity with a preliminary plat.
