Final plats shall be prepared and stamped by a registered surveyor or engineer. Said plats shall be drawn in India ink on tracing cloth or reproducible mylar at a scale of one inch equals one hundred feet (1" = 100'). The size of the tracing cloth shall be 18 inches by 30 inches.
Final Plats shall include the following:
(a) The name of the subdivision, north arrow, scale, and date.
(b) The names of all adjoining property owners.
(c) Property boundaries with length of courses in feet and hundredths, and bearings to not more than half seconds.
(d) Curve data for streets including the radii, arcs, chords, chord bearings, tangent and central angle.
(e) Accurate dimensions for all lots, reserve parcels, rights-of-way, and easements.
(f) Accurate location of all required monuments.
(g) A summary of the area of land used for each of the following: lots, rights-of- way, and parks and other open space.
(h) Detailed construction plans prepared by a registered engineer for all required improvements at a scale of 1" = 50' on 24" x 36" sheets or at such other scale acceptable to the City Engineer.
(i) A landscaping, erosion and sediment control and comprehensive storm water management plan.
(j) A letter from the Lake County Sanitary Engineer approving the sewer construction drawings.
(k) A letter from Aqua Ohio, Inc. approving the construction plans for the water distribution system.
(m) Location of setback lines from public rights-of-way as required in the Zoning Code.
(n) An acknowledgment by the owner that the plat was prepared with his consent and is accepted by him and dedicating the streets and the appropriate public areas to the City of Mentor.
(o) A statement signed by the owner setting forth the rights associated with the easements and reserve parcels shown on the plat.
(p) Certification by a registered engineer or surveyor that the information contained on the plat is true and correct and conforms to the requirements of this code.
(q) An approval block for the endorsement of the plat by the City Manager, Law Director and Clerk of Council upon approval by the City Council.
(r) A traffic impact study performed by an engineer qualified and pre-approved by the City Engineer, unless waived for good cause shown.
(t) Ties to the state plan coordinate system for Ohio as defined in the Ohio Department of Transportation Survey Manual, Section 303. The horizontal component of the plat shall be referenced to the North American Datum of 1983 and the vertical component of the plat should be referenced to the North American Vertical Datum of 1988.
(u) A copy of the record plat in an electronic format consistent with the system utilized by the City of Mentor.
