APPENDIX B: SUBDIVIDER’S CHECKLIST; MINOR SUBDIVISION

The subdivider’s checklist is intended to provide the subdivider with a general outline of the process of subdivision approval in the county. Specific requirements can be found in this chapter. Copies of this chapter are available from the County Plat Officer. Phone: [phone]

   1.   Subdivider retains a duly licensed engineer or surveyor to draw up the plat.

   2.   Subdivider meets with the County Plat Officer for pre-application conference (§ 152.020):

      a.   Plat Officer answers questions about the approval process.

      b.   Subdivider gives Plat Officer a general overview of project.

   3.   Improvement plans, engineer’s cost estimate, time schedule and sequence of construction shall be prepared and four copies of each submitted to the County Engineer for approval (§§ 152.029 through 152.031) unless improvement plan procedures are waived by the County Engineer (§ 152.030 through 152.039).

   4.   After improvement plan approval or waiver, subdivider submits to the County Plat Officer 14 copies of the final plat documents and the final plat fee for the subdivision (§§ 152.032 and 152.039).

   5.   Plat Officer distributes copies of the final subdivision plat along with the application for final plat approval, the final protective covenants and an agreement, if necessary, executed by the subdivider to construct improvements in accordance to the improvement plans for the subdivision to the following offices for review (§ 152.032):

   6.   The Chairman of the Subdivision and Planning Committee places proposed subdivision on agenda of the next regularly scheduled Subdivision and Planning Committee meeting for consideration. It is recommended that the subdivider and engineer/surveyor attend the meeting of the Planning and Subdivision Committee. The Committee either recommends or does not recommend approval of final plat by the County Board (§ 152.037).

   8.   Upon approval by the County Board, signatures of final plat certification of approval are made and the final plat is submitted to the Plat Officer. Plat Officer notifies subdivider in writing that final plat has been approved for recording in the Office of the Recorded of Deeds (§ 152.038).

   9.   Subdivider may record Plat in the office of the Recorder of Deeds in accordance with § 152.040.
