Lot Coverage and Setback Lines
 
1159.01   “A” Residence Districts.
1159.02   “B” Residence Districts.
1159.03   "C" Agricultural Districts.

1159.06   Satellite dishes, decks, patios, pools and fences.
 
1159.01 “A” RESIDENCE DISTRICTS.
   (a)   In "A Residence" districts the total area of buildings shall not exceed twenty-five percent (25%) of the lot area. No building, accessory structure, or accessory use shall be nearer than ten feet from the side street on a corner lot nor nearer than five feet or ten percent (10%) of the lot width at the set back line, whichever shall be greater, from an adjoining lot line; except that with reference to the rear lot line, no building, accessory structure, or accessory use shall be nearer than five feet from said rear lot line; and except that no building, accessory use, or accessory structure shall be nearer than five feet from an adjoining lot line, unless otherwise herein provided. The front of the building shall conform to the established set back line, but in no case less than thirty (30) feet set back from the street right of way, provided that in plots for future development, set back lines shall be no less than thirty-five feet from the street right of way.
   (b)   Driveways shall not be nearer than three feet from any lot line, providing however, that they shall be permitted to intersect the nearest street or alley, but in so doing, shall maintain the same width at the intersection as the remainder of the driveway.
   (c)   All parking areas and parking spaces shall not be nearer than twenty feet from the street right of way. (Ord. 792. Passed 12-12-18.)
 
1159.02 “B” RESIDENCE DISTRICTS.
   (a)   In "B” Residence districts, than total area of buildings shall not exceed twenty-five percent (25%) of the lot area. No building, accessory structure, or accessory use shall be nearer than five feet from an adjoining lot line. Buildings shall conform to the established set back line, but in no case less than twenty-five feet from the street right of way. On corner lots no building shall be nearer than ten feet from the side street.
   (b)   Driveways shall not be nearer than three feet from any lot line, providing however, that they shall be permitted to intersect the nearest street or alley, but in so doing, shall maintain the same width at the intersection as the remainder of the driveway.
   (c)   All parking areas and parking spaces shall not be nearer than twenty feet from the street right of way.

1159.03 "C" AGRICULTURAL DISTRICTS.
   In "C Agriculture" districts, set back and side lines shall conform with those in Class "A Residence". (Ord. 792. Passed 12-12-18.)
 
1159.04 "D" COMMERCIAL DISTRICTS.
   In "D Commercial" districts, buildings shall set back from the street to conform to the present building line as established by the buildings now erected thereon.

1159.05 "E" INDUSTRIAL DISTRICTS
   "E Industrial" district coverage shall conform to the State Building Code, but allowance shall be made for parking of employee's automobiles off the street or highway.

1159.06 SATELLITE DISHES, DECKS, PATIOS, POOLS AND FENCES.
   Satellite dishes, decks, patios, sun porches, pools, and fences are permitted in all districts as an accessory use, provided, however, that all satellite dishes, desks, patios, sun porches, and pools be within the required rear yard or side yard set backs set forth in this section, and provided further that satellite dishes, decks, patios, sun porches, pools, and fences are prohibited from placement in any front yard. Construction or erection of a satellite dishes, decks, patios, sun porches, pools, and fences shall require the issuance of a zoning permit as provided for herein.
