1240.01 SHORT TITLE.
   This Title Six of Part Twelve of these Codified Ordinance shall be known and may be cited as the City of Ionia Zoning Ordinance.

1240.02 CONFLICTS OF LAWS.
   Whenever any provision of this Zoning Code imposes more stringent requirements, regulations, restrictions or limitations than are imposed or required by the provisions of any other law or ordinance, the provisions of this Zoning Code shall govern. Whenever the provisions of any other law or ordinance impose more stringent requirements than are imposed or required by this Zoning Code, the provisions of such law or ordinance shall govern.

1240.03 COMPLIANCE REQUIRED.
   No building or structure, or part thereof, shall hereafter be erected, constructed or altered and maintained, and no new use or change shall be made or maintained of any building, structure or land, or part thereof, except in conformity with the provisions of this Zoning Code.

1240.04 ZONING OF ANNEXED AREAS.
   Whenever any area is annexed to the City of Ionia one of the following conditions will apply:
   (a)   Land that is zoned previous to annexation shall be classified as being in whichever district of this Zoning Code most closely conforms to the zoning that existed prior to annexation, such classification to be recommended by the Planning Commission to the City Council, and the Council shall approve the same by resolution.
   (b)   Land not zoned prior to annexation shall be automatically classified as an R-1 District until a Zoning Map for said area has been adopted by the City Council. The Planning Commission shall recommend the appropriate zoning districts for such area within three months after the matter is referred to it by the City Council, or within one year after the annexation is completed.

1240.05 ZONING OF VACATED AREAS.
   Whenever any street, alley or other public way within the City of Ionia shall be vacated, such street, alley or other public way or portion thereof shall automatically be classified in the same zone district as the property to which it attaches.

1240.06 DISTRICT REQUIREMENTS.
   All buildings and uses in any district shall be subject to the provisions of Chapters 1278 through 1286 of this Zoning Code.
