(A) Any non-conforming building or structure that is destroyed by fire, accident or natural causes to the extent of more than 50% of its valuation, may not be rebuilt except for a conforming use.
(B) If less than 50% of the replacement cost at the time of destruction, the building may be rebuilt, but not to allow for any expansion of the non-conforming use.

Any building, use or structure that had been officially approved by the Board of Trustees, or for which a building permit had been issued prior to the passage of the ordinance codified in this chapter, may proceed to construct or use such building, structure or land; providing that, the structural members of such building or structure are completed within one year of the effective date of said ordinance.

No non-conforming use of a building or structure may be changed to another non-conforming use, except when the new non-conforming use is of a more restrictive nature, as may be determined by the Planning Commission.
