No building or premises shall hereafter be used, no building shall hereafter be erected or altered, and no accessory use shall hereafter be allowed within any residential district, unless otherwise provided in this Code, except in accordance with the following limitations:
A. Limit on Principal Uses and Buildings. No more than one principal use or building shall be maintained on any lot in a residential district at any time; provided, however, that more than one principal multiple family dwelling may be permitted on a lot in the R-D Single/Multiple Family District pursuant to a special use permit under Subsection 3-103H of this Code. B. Exterior Appearance Review. No construction or development requiring a building permit and affecting the exterior appearance of any structure on a lot in the R-D Single/Multiple Family Residential District shall be permitted except upon exterior appearance review approval pursuant to Section 7-503 of this Code and approval of a building permit application pursuant to the Glencoe Village Code; provided, however, that no exterior appearance review and approval shall be required prior to the issuance of a building permit for a detached single family residence.
C. Garage Door Limitations.
1. In the R-A and R-B Districts, no garages hereafter erected shall have its vehicular doors extend along the building front or the corner building front for a distance greater than 25% of the lot width or of the corner side lot line, respectively, or 18 feet, whichever is less.
2. In the R-C District, no garages hereafter erected shall have its vehicular doors extend along the building front or the corner building front for a distance greater than 33% of the lot width or of the corner side lot line, respectively, or 18 feet, whichever is less; provided, however, that no individual vehicular door shall extend more than 9 feet along the building front. D. Restrictions on Below Grade Living Space. In the R-D Single/Multiple Family District, no multiple family dwelling shall be constructed or used such that either:
1. The primary entrance to either a building or any dwelling unit shall be located below grade, or
2. The gross horizontal area of any basement or cellar exceeds the gross floor area of the story immediately above such basement or cellar. (Amended 6/2003)
