(A) All building sites shall have vehicular access to a public right-of-way and shall have rights-of- way or easements so as to allow for the provision of utilities and town services.
(B) All buildings shall have adequate water supply, sewage and solid waste disposal facilities to serve the intended use of the building.
(C) All buildings shall be provided adequate emergency medical, fire protection, and law enforcement services.
(D) All development may be required to demonstrate compliance with applicable floodplain requirements.

Home occupations are light commercial or industrial activities conducted in a dwelling or a building accessory to a dwelling, which may be permitted subject to the following standards.
(A) No person other than members of the family residing on the premises shall be engaged in the home occupation.
(B) The use of the dwelling unit and/or accessory building for the home occupation shall be clearly incidental and subordinate to the property’s residential use by its occupants.
(C) There shall be no change in the outside appearance of the building or premises and other visible evidence of the conduct of such home occupation other than signage as allowed under Chapter 153 of this code of ordinances.
(D) No traffic shall be generated by such home occupation in greater volumes than would normally be expected in a residential neighborhood.
(E) No equipment or process shall be used in such home occupation which will cause any vibration, glare, fumes, odors or electrical interference detectable through the normal senses off the lot, if the occupation is conducted in a dwelling, or outside the dwelling unit if conducted in an accessory building. In the case of electrical interference, no equipment or process shall be used which creates visual or audible interferences in any radio or television receivers off the premises or causes fluctuations in line voltage off the premises.
(F) Businesses established for the purpose of providing, purveying, selling, growing, manufacturing or otherwise dealing in the procurement, production and sale of marijuana shall not be permitted as home occupations.

Fences, walls, hedges or other plantings are allowed subject to issuance of a permit in any required yard; provided, they do not impede clear vision triangles. When fencing is proposed in conjunction with a permit application for other permitted activity (i.e., construction or use of a building), the fencing may be applied for and permitted in conjunction with the permit application without the applicant applying for a fence permit separately.
(A) No fence exceeding six feet in height shall be constructed in residential districts unless ordered by the Board of Adjustment.
(B) Fences, walls and hedges shall not be placed and/or maintained in a manner that impedes a required clear vision triangle.
(C) Fences, hedges and shrubs may only be placed in the town right-of-way with permission by the Town Council.
(D) No yard fence in and adjacent to the residential districts shall be constructed of barbed wire, chicken wire, electrical wire, snow fence or any other wire unless such wire fencing is specifically designed and made for yard fencing and approved by the Zoning Administrator. Chain length materials are acceptable.
