§ 152.034 MARINE COMMERCIAL ZONE M-C.
   In an M-C Zone, the following regulations shall apply:
   (A)   Uses permitted outright. In an M-C Zone, the following uses and their accessory uses are permitted, subject to the provisions of §§ 152.055 through 152.076, 152.115 through 152.117, and 152.225 through 152.235, where applicable:
      (1)   Automobile service station;
      (2)   Moorage facility, marine, and/or boat charter services;
      (3)   Boat or marine equipment sales, service, storage, rental, or repair;
      (4)   Manufacture of boats;
      (5)   Restaurant, bar, or tavern;
      (6)   Retail services, sales, and office space;
      (7)   Manufacture, assembly, processing, and/or packing of sea products; and
      (8)   Manager/owner/caretaker residence.
   (B)   Conditional uses permitted. In an M-C Zone, the following uses and their accessory uses may be permitted, subject to the provisions of §§ 152.055 through 152.076, 152.115 through 152.117, 152.130 through 152.136, and 152.225 through 152.235, where applicable:
      (1)   Governmental structure or use of land;
      (2)   Marine laboratory for experiment or research;
      (3)   Public park, playground, or similar recreation area;
      (4)   Public or private utility facility;
      (5)   Any use permitted in the M-C Zone involving filling and/or construction, addition, or reconstruction of piers, docks, bulkheads, boathouses, or similar facilities; and
      (6)   Mobile vending stand.
   (C)   Standards. Except as provided in §§ 152.055 through 152.076, 152.115 through 152.117, and 152.130 through 152.136, there shall be no limitations pertaining to fencing of outdoor storage areas, the standards which apply in the C-1 Zone shall apply in the M-C Zone.
