9-5-8-5: DESIGN, LAYOUT AND GENERAL CONDITIONS AND LIMITATIONS:
   A.   Area: The minimum land area necessary to establish a mobile home park in the city shall be five (5) acres. (Ord. 236, 5-10-1983)
   B.   Density: In no event shall the density exceed six and one-half (61/2) mobile homes per gross acre. Density requirements shall be established as the minimum square footage of gross site area for each mobile home. If it is determined by the planning and zoning commission that a street widening or terminating dedication is necessary, the amount of land dedicated shall be subtracted from the gross site area when calculating the proposed density.    C.   Yard Regulations:
      1.   For the purpose of this chapter, the setback required in each instance shall be a line parallel to and measured at right angles from the front, side or rear property line. The front and rear building setback lines shall extend the full width of the property. No building, structure or mobile home shall be located so that any part thereof extends into the area between the building setback line and the property line. Fences and signs may be placed within the aforementioned area as an exception to this subsection.
      2.   Mobile home parks shall set back at least thirty feet (30') from any interior property line abutting residentially zoned property. The setback shall be at least ten feet (10') from any interior property line abutting commercially or industrially zoned property. The setback from any abutting public street shall be at least twenty five feet (25').
   D.   Fence, Wall Or Planting: An ornamental, sight obscuring fence or wall of not less than five feet (5') nor more than six feet (6') in height, and/or evergreen planting of not less than five feet (5') in height, shall surround the mobile home park. Such fence, wall or planting may be placed up to the front property line if adequate vision clearance for entrances and exits is maintained. (Ord. 236, 5-10-1983)

   F.   Parking:
      1.   There shall be two (2) vehicle parking spaces at least twenty feet by twenty feet (20' x 20') in size for each mobile home space, with clear and unobstructed access to an accessway. Any parking in the accessway shall not fulfill this requirement.
      2.   Guest parking shall be provided on the mobile home parking site (but not in the required accessway if said accessway has less than 34 feet of surface roadway) at the rate of one vehicle parking space of the dimensions set forth in subsection F1 of this section for each mobile home space.
   G.   Access To Public Street: A mobile home park shall not be established on any site that does not have access to any public street on which the potential paving width is less than forty six feet (46'). No mobile home space shall be located in such a manner that a public street must be used to maneuver the mobile home into the space. (Ord. 236, 5-10-1983)
   H.   Emergency Sanitation Facilities: Each mobile home park shall be provided, for emergency purposes, with the sanitation facilities as prescribed by the Idaho state board of health and welfare. (Ord. 236, 5-10-1983; amd. 2015 Code)
   I.   Service Buildings: If service buildings are used to house sanitation facilities, they shall be permanent structures, complying with all applicable city and state ordinances and statutes regulating buildings, electrical installations and plumbing and sanitation systems.
   J.   Structures: Structures located on any mobile home space shall be limited to a storage building, ramada or carport. The storage building, ramada or carport may be combined as one structure. No structural additions shall be built onto or become a part of any mobile home, and no mobile home shall support any building in any manner. The words "structural additions" shall not be construed to exclude the construction of an awning, patio cover or cabana adjacent to a mobile home. (Ord. 236, 5-10-1983)
