1135.03 USE REGULATIONS.
   (a)   Uses Permitted By Right. A use denoted by the letter "P" listed in Schedule 1135.03(e) shall be permitted by right as a principal use.
   (b)   Uses Permitted by Right with Supplementary Regulations. A use denoted with the "P*" listed in Schedule 1135.03(e) shall be permitted by right as a principal use. The characteristics of the "P*" use requires additional development standards that are unique to the specific use and which are not common to the uses generally permitted in the District. Therefore, in addition to the applicable regulations found in this Chapter, these uses shall also comply with the regulations in Chapter 1145 (Conditional Use and P* Use Regulations) all other requirements of this Planning and Zoning Code and other applicable City Ordinances. If the use cannot comply with the regulations in Chapter 1145, then the use and any deviation from the required standards shall be considered as a conditional use that must comply with the procedures set forth in Chapter 1117 (Conditional Use Certificates) in order to be established.
   (c)   Conditional Uses. A use denoted by the letter "C" listed in Schedule 1135.03(e) shall be permitted as a conditional use subject to approval by the Planning Commission and compliance with the requirements of Chapter 1145 (Conditional Use and P* Use Regulations).
   (d)   Accessory Uses. An accessory use or structure shall be permitted subject to requirements of this Chapter and to the requirements listed below.
      (1)   An accessory structure shall comply with the requirements of this Chapter (Accessory Use Regulations), Chapter 1145 (Conditional and P* Use Regulations) and Chapter 1155 (General Use Regulations).
      (2)   A home occupation shall comply with Chapter 1147, General Use Regulations.
      (3)   An off street parking area shall comply with this Chapter and Chapter 1151 (Off-Street Parking and Loading Regulations) and Chapter 1159 Landscaping & Land Use Buffers.
      (4)   A sign shall comply with Chapter 1129 (Sign Regulations).
