3.11   RE-USE/REDEVELOPMENT PLANS
   The re-use or redevelopment of a vacant nonconforming structure or vacant conforming structure on a nonconforming site shall not be required to undergo the typical development plan review procedure if the eligibility requirements of Section 3.11.3 below are met. Owners of such properties may submit a re-use/ redevelopment plan in lieu of a full development plan (see Section 3.9). For purposes of this Section 3.11, a nonconforming site is a site that was lawful at the time it was established and was part of an approved development plan at the time it was established, but which fails to comply with one (1) or more of the applicable regulations or standards of this Ordinance, including development plan requirements.
