§ 40.50. LOTS.
   (A)   General. The area, width, depth, shape, and orientation of lots shall be appropriate for the location of the subdivision and for the type of development and use contemplated.

   (B)   Areas and dimensions.
      (1)   Zoning. Except as provided in subsection (B)(2) below, minimum lot areas and dimensions shall be as established in the zoning ordinance, including the approved plans of planned development districts.
      (2)   Areas platted in small lots. In areas which, at the effective date of these regulations were substantially platted with lots having areas or widths less than those required by the zoning ordinance, the Planning Commission may permit the platting or replatting of lots conforming generally in area and width to existing lots in the immediate vicinity, but the areas shall not be reduced below 4,500 square feet or the widths below 50 feet, except in the case of lots in a townhouse plat.
      (3)   Areas without public water and sewer. Where any lot is proposed to be served by a well and/or an individual sewage disposal system, the minimum dimensions of each lot shall be as determined by the Health Department. The Health Department may require the subdivider to provide acceptable percolation tests for lots to be served by individual sewage disposal systems, except that no such lot shall have an area of less than 20,000 square feet.
      (4)   Corner lots. Corner lots shall be increased in width sufficiently to allow for side street building lines established under § 40.60, front yards established by the zoning ordinance, and building setback lines established by ordinance.
      (5)   Ratio of depth to width. The ratio of depth to width of a lot in a residential district shall not exceed three-to-one. Said ratio for lots in other districts shall not exceed ten-to-one, but this provision shall not operate to require any lot to be wider than 250 feet.

   (C)   Shapes of lots.
      (1)   Replatting. Lots which are sufficiently large to make possible replatting in the future shall be of such shape as to facilitate replatting.
      (2)   Side lot lines. Side lot lines shall be substantially at right angles or radial to street lines.
