(A) After the Planning Commission has approved the sketch plat, or has waived the requirement of a sketch plat, the subdivider may proceed with preparation of the preliminary plat, in accordance with §§ 35.10 through 35.70. After he or she has prepared the preliminary plat, he or she may take either of the following actions.
(1) He or she may present the preliminary plat and preliminary plat checklist to the Planning Commission and obtain approval thereof before proceeding with preparation of the improvement plans.
(2) He or she may present the improvement plans to the Planning Commission at the time the preliminary plat and preliminary plat checklist are presented.
(B) All documents relating to the preliminary plat shall be presented to the inspecting officer at least 15 days prior to the Planning Commission meeting at which initial consideration of said documents is requested. The inspecting officer shall enter the date of receipt on the material submitted.
