The affordable units shall be constructed on-site concurrently with the related market rate units, unless one (1) alternative action pursuant to this ordinance is performed. In the event that the County approves a phased project, the inclusionary units required by this ordinance shall be constructed in proportion to the number of units within each phase of the residential development.
(a) For-sale dwelling units shall include a covenant that each dwelling unit shall be affordable for twenty (20) years. This affordability requirement of at least twenty (20) years for affordable for-sale units will be reset at each transfer of title upon re-sale to a qualified buyer for both low-income and moderate-income purchasers.
(b) Multi-family rental housing shall include a covenant that each dwelling unit shall be permanently affordable.
