The following uses shall be permitted or considered as a conditionally permitted use in the Springfield Pike District:
(a) Permitted uses. The following uses are permitted as of right in the Springfield Pike District:

(b) Conditional uses. The following uses are permitted as conditional uses in the Springfield Pike District and require the additional review of the Planning Commission:

Mixed uses in a single building which may include residential dwellings that shall not be located on the ground floor. Such mixed uses shall not include uses not permitted in this district. | ||
Off-site uses. Off-site uses shall include such uses where a majority of sales or service occurs off-site but materials and equipment, including company vehicles, is stored overnight. This shall include, but not be limited to: landscaping contractors, plumbing contractors, paving contractors, etc. | ||
