§ 154.068 BUILDING BULK REGULATIONS.
   (A)   The maximum building height shall be 25 feet, provided that a building structure may exceed this maximum if it is set back from each lot line an additional 2 feet for each 1 foot by which it exceeds 25 feet in height.
   (B)   The lot coverage shall not exceed 60% of the area of the lot.
   (C)   No residential building shall contain more than 2 floors devoted to residential occupancy and no residence shall be located below ground level in an English type basement.
   (D)   Yard requirements shall be as follows:
      (1)   For duplexes, multi-family dwellings, and all other buildings, structures, and uses:
         (a)   A front yard of not less than 35 feet.
         (b)   A side yard on each side of the lot that is equal to the perpendicular distance from the lowest first floor window sills to the highest point in the roof and in no case less than 20 feet. When 2 or more buildings or structures are located on a lot, the distance of the closest point between any 2 buildings or structures shall not be less than 1-1/2 times the perpendicular distance from the lowest first floor window sills to the highest point in the roof.
         (c)   A rear yard of not less than 35 feet or 20% of the lot depth, whichever is lesser.
      (2)   All buildings or other structures located on a lot that fronts on a major or secondary street, as defined in § 154.003, shall be set back from the center line of such street as follows:
         (a)   On major streets: 85 feet.
         (b)   On secondary streets: 75 feet.
      (3)   Paved parking spaces must be provided for 2 automobiles for each living unit and 2 additional parking spaces for visitors in each 8-unit multiple-family building.
      (4)   Adequate parking space for storage of boats, trailers, snowmobiles, and like conveyances, with proper surfacing, screening, and lighting as provided in § 154.179, if storage is to be permitted.
      (5)   All Federal-State Building Officials Conference of America's latest code book requirements for accommodations of the handicapped and elderly must be complied with by the applicant.
