No basement space shall be used as a dwelling unit or rooming unit unless:
   (A)   Leakage. The floor and walls shall be impervious to leakage of underground and surface runoff water and are well drained and protected against dampness.
   (B)   Window area and ventilation. Shall be the same as stated above in § 152.038.
   (C)   Equipment separation.  It is separated from heating equipment, incinerators or other equally hazardous equipment by an approved partition.
   (D)   Exit.  There must be an approved means of egress in compliance with § 152.047 serving the unit.
