§ 212-44.1.   Minor land development plan.

It is the purpose of this section to provide for simplified submission and processing requirements by which minor may be submitted and approved submitted under the provisions of this section must meet the following criteria, conform to established and provide the required information:
   A.   Criteria for minor . A minor is a development of a tract that:
      (1)   The proposal involves expansion of the gross area of an existing by no more than 25% to a maximum of 5,000 square feet of new area.
      (2)   The proposal does not introduce a new to the property.
      (3)   The proposal does not involve the creation of additional .
      (4)   The proposal does not involve the construction of a new larger than 5,000 square feet in area.
      (5)   The proposal does not require any additional stormwater management facilities or other public .
      (6)   The specific property has received minor consideration no more than two times previous to the current proposal.
   B.   Drafting .
      (1)   Drafting . The same shall be required for a minor land develop ment as are required in § 212-43A for a . [Amended 6-14-2011 by Ord. No. 11-1240]
      (2)   Location and identification. Each shall provide:
         (a)   A title consisting of the name and address of the , , and the person who developed the . A registered professional surveyor must certify the tract boundary survey and a registered professional must certify the proposed with their names and addresses included on the .
         (b)   The name of the , its location by identification of significant bounding roads, the names of adjacent property owners and the name of the municipality.
         (c)   The date of preparation of the , the scale and North point.
         (d)   The entire tract boundary with bearings and distances.
         (e)   A key map relating the to at least three existing intersections of Township roads, at a scale not less than 800 feet to the inch.
         (f)   The zoning district and area regulations from Chapter 255, Zoning, for the tract being subdivided or developed and on adjoining tracts. Any deed restrictions, variances or special exceptions being sought or granted shall be shown or noted on the .
         (g)   Montgomery County Planning Commission file number.
         (h)   Property parcel number, , unit, address, owner of record, deed book and page.
         (i)   Reference to any prior , conditional approvals or Zoning Hearing Board audits.
   C.   Existing features. The same shall be required for a minor as are required in § 212-43C for a . [Amended 6-14-2011 by Ord. No. 11- 1240]
   D.   Proposed features. The same shall be required for a minor as are required in § 212-43D for a . [Amended 6-14-2011 by Ord. No. 11- 1240]
   E.   Certifications. Upon approval, the shall show:
      (1)   The signature of the registered professional surveyor or certifying that the represents a survey made by him, the monuments shown exist as located and the dimensions and geodetic details are correct.
      (2)   The signature of the , or certifying his adoption of the and changes.
      (3)   The signature of the President of the Board of Commissioners, attested by the Township Secretary, certifying that the Board of Commissioners has approved the minor and any changes.
      (4)   The certificates as required by 53 P.S. § 10503.1.
   F.   Procedures.
      (1)   Applications for minor approval shall be submitted in letter form to the Code Enforcement Office, along with 15 copies of a with sufficient detail and dimension to show the nature and character of the work to be performed. If the Township requires information in addition to that required above, to perform a complete review, that information shall be provided as requested.
      (2)   Applications shall include the fee for minor application as established by the Board of Commissioners and any other applicable fees.
      (3)   Each application will be forwarded to the Upper Dublin Township Planning, Parks and Library Committee, for comment and recommendation at its next regularly scheduled meeting. The shall be responsible for presenting his application and demonstrating why consideration as a minor is appropriate. will also be responsible for securing reviews from the following advisory groups: [Amended 6-14-2011 by Ord.          (b)   Environmental Protection Advisory Board.
         (c)   Park and Recreation Director.
         (d)   Public Works Director.
         (e)   Shade Tree Commission.

      (5)   Each application shall be subject to review by the Township . Review fees shall be paid by the .
