§ 212-44.   Minor subdivision plan (final).

It is the purpose of this section to provide for simplified submission and processing requirements by which minor may be submitted and approved. submitted under the provisions of this section must meet the following criteria, conform to established and provide the required information:
   A.   Criteria for minor . A minor is a of a tract that:
      (1)   Has not been a part of a submitted within the past five years.
      (2)   Presently fronts on a physically improved that is legally open to the public.
      (3)   Will not involve or require the construction of any new , the extension of municipal services or the creation of any other public .
      (4)   Does not require a variance from Chapter 255, Zoning, for any one of the proposed on which new construction will occur or may occur in the future. [Amended 5-14-2013 by Ord. No. 13-1272]
      (5)   Is in general conformance with the other . [Amended 1-10-1995 by Ord. No. 879]
      (6)   No steep , Conservation District (as defined in the Township Code Chapter 255, Zoning, Article XXII, Conservation District) or courses exist or are needed on the tract being subdivided. [Amended 9-14-1999 by Ord. No. 1006; 6-14-2011 by Ord. No. 11-1240]
   B.   Drafting . The same shall be required for a minor   as are required in § 212-43A for a . [Amended 6-14-2011 by Ord. No. 11- 1240]
   C.   Location and identification. The location and identification requirements in § 212-43.B shall apply for minor . [Amended 5-14-2013 by Ord. No. 13-1272]
   D.   Existing features. The same shall be required for a minor   as are required in § 212-43C for a . [Amended 6-14-2011 by Ord. No. 11-1240]
   E.   Proposed features ( ).
      (1)   The layout, dimensions and net area of all , including consecutive or house numbers. House numbers shall be assigned by the Township.
      (2)   The location and size of sanitary sewers, stormwater management facilities, water mains, private wells, fire hydrants or on-site sewage facilities, if applicable. [Amended 1-10-1995 by Ord. No. 879; 9-14-2004 by Ord. No. 1139]
      (3)   All on each with distances from the   ; to be used for other than residences.
      (4)   Disposition of all and indicating retention or demolition. The character and of and to be retained shall be noted on the .
      (5)   All landscaping facilities for screening, buffering, conservation, shade and aesthetics. Facilities may include , , fences and/or earthwork.
      (6)    characteristics shall be noted on the indicating:
         (a)   The number of acres being subdivided.
         (b)   The number, type and character of .
         (c)   The minimum, maximum and average size.
