§ 152.174 ONLY ONE MAIN BUILDING, ONE MAIN USE ON LOT, AND ORIENTATION OF A BUILDING.

   (A)   In all districts, every main building hereafter erected or altered shall be located on a separate lot , as defined in this chapter, and in no case shall there be more than one main building and permitted accessory building on the lot nor more than one main use (e.g. commercial, industrial or residential) per building and lot ; provided that this requirement shall not apply to uses that are permitted in the Table of Permitted Uses (§ 152.179) within the same zoning district and located in the same building, nor to motels or manufactured home parks, nor to a bona fide farm use.

   (B)   The following exceptions shall apply within the B2HDO district:

      (1)   Lot has a historically contributing building;

      (2)   Contributing building cannot be expanded without losing character of building;

      (3)   Sufficient room to place infill structure ;

      (4)   Must meet all Swansboro Historic Preservation Commission B2HDO requirements concerning setbacks ; and

      (5)   New building (infill) may be larger but shall not overpower the immediate surrounding buildings.
