All of the following improvements are to be constructed by the subdivider. A statement by the public works department that the following requirements have been met and approved shall accompany the final plat:
(1) Typical sections and profiles of the proposed streets showing widths and grades of roadways, types of surfacing, curb locations and width and location of sidewalks.
(2) Preliminary layout plan and profiles of proposed sanitary and storm sewers, with tentative grades, pipe sizes and the location of appurtenances.
(3) Preliminary layout plan and profiles of the proposed water distribution system showing tentative pipe sizes and location of appurtenances.
(4) Lighting plan.
