(a) Buildings and structures shall not exceed the maximum building height specified in Schedule 738.08.
(b) All buildings shall be designed to create the appearance of having a minimum of two stories through the use of architectural elements.

(1) A minimum of fifty percent of the building floor area must be devoted to residential uses. (2) A portion of the building, or a separate building on the same lot, must be located within thirty feet of the public right-of-way of Cedar Road or Warrensville Center Road.
