(a) Buildings and structures shall not exceed the maximum building height specified in Schedule 738.08.
(b) All buildings shall be designed to create the appearance of having a minimum of two stories through the use of architectural elements.

(1) A minimum of fifty percent of the building floor area must be devoted to residential uses. (2) A portion of the building, or a separate building on the same lot, must be located within thirty feet of the public right-of-way of Cedar Road or Warrensville Center Road. (3) Between 40 and 55 feet, the maximum permitted building height is equal to the setback. (4) Between 25 and 40 feet, the maximum permitted building height is equal to the setback. |
