972.05 YARD REGULATIONS.
   Each main building in an Office District shall have a front yard not less in depth than seventy-five feet. No portion of any building, structure or use may project in front of the setback building line except:
   (a)    A one story unenclosed porch and unenclosed steps or landings below the level of the first floor.
   (b)    Cornices, belt courses, entrance canopies and similar overhanging roofed spaces in the proportion of one square foot of horizontal area for each two feet of lot frontage.
   (c)    Chimneys, porticos or bays which project not more than three feet, exclusive of cornices, in front of the setback building line, provided the vertical area in any story is not more than thirty-five percent of the area of the front of the story.
   (d)    Retaining walls, if the location and height are approved by the officials of the City having jurisdiction in this matter.
