11-2-2: CLASSES OF SUBDIVISION:
   A.   Class 1 Subdivision: A "minor land division" (see section 11-2-6 of this chapter) containing not more than five (5) lots, each lot fronting on an existing, improved, public, minor street, not involving any new street or road or the extension of municipal utilities, not adversely affecting the development of the remainder of the parcel or adjoining property, and not in conflict with any provision or portion of the official plan, zoning title, or this title. These "minor land divisions" will require the subdivider or developer to proceed through the sketch plan process, and need not present a preliminary plat prior to the final plat being submitted for approval.
   B.   Class 2 Subdivision: Any subdivision which does not meet the specifications for a class 1 subdivision. (Ord. 11-13, 10-4-2011)
