Within 36 months of the date of approval or conditional approval of the tentative map, or within any further time period for which an extension has been granted, the subdivider may cause the proposed subdivision or any part thereof to be surveyed and a final or parcel map to be prepared and recorded in accordance with the provisions of this chapter and the Subdivision Map Act.
