10-5-1: GENERAL STATEMENTS:
   A.   No subdivision of land shall be approved by the Village Board unless and until plans and specifications incorporating all improvements required under this Title are reviewed and approved by the Village Attorney and Engineer.
   B.   The Board of Trustees may, from time to time, adopt as standards certain specifications and details supplementing and clarifying this Title or other ordinances of the Village. Such specifications and details, when adopted, shall be printed and made available for inspection and purchase.
   C.   In addition to the requirements contained herein, the subdivider shall comply with all applicable provisions of the Zoning Ordinance (Title 9 of this Code), Official Map and Comprehensive Plan of the Village and such other ordinances as are applicable.
   D.   Natural Growth Areas: The Village has special interest in preserving the natural environs and creating subdivisions which attempt to look wooded and natural rather than open and developed. Therefor, the subdivider shall do all that is necessary in designing and improving the subdivision so that the land is changed to this goal. Trees and shrubs must be preserved and new growth of trees and shrubs should be included and incorporated in the final plat improvement. In all cases strict adherence to Title 8, Chapter 5 of this Code, Land Grading and Erosion Control, is required and said provisions used as guidelines. Consultation with the Village Forester is encouraged.
   E.   Hazard Areas: During land improvements the subdivider is to protect the public from injury by covering, fencing, posting or shielding any area that is open or hazardous.
