(a) For one-story and two-story structures. For every story above two, each side, front and rear yard distance shall be increased by not less than twenty feet.
(b) The least side yard shall be not less than six feet and shall be that side yard where an attached garage having no habitable living area above the garage is located and any portion of the dwelling behind the garage is only one story in height. Not less than twenty percent of the average width of the lot shall be devoted to side yards, provided, however, that not more than twenty feet in width need be so devoted.
(c) For one-story units.
(d) For two-story units or the two uppermost levels of tri-level, (split level) units.
(e) The total side yard distance between each group of attached single-family dwellings and between any group of attached single-family dwellings and a detached single- family dwelling located within an R-3 District shall be not less than thirty feet.
(f) Side yards need not refer to spacing between buildings for a planned development for two or more buildings on the same parcel; in such instance the distance between buildings is regulated by the Building Distance Formula as set forth in Section 1147.07, and where because of building arrangement the formula is not applicable, the minimum distance shall be fifty feet.
(g) Along those side and/or rear property lines which abut a single-family residential district or which are seventy-five feet or less from property zones in a single-family residential district classification as measured along a line which is drawn at right angles to the property line at the point on such line which is closest to such single-family residential district, the minimum yard shall be the greater of (i) 100 feet, or (ii) the yard as determined by the following formula:

Along those side and/or rear property lines which do not have the above described relationship to property zoned in a single-family residential district classification, the minimum required yard shall be determined by the following formula:

The symbols used above shall be defined as follows:
Y = required yard
L = the total length of that portion of a lot line from which when viewed directly from above, lines drawn perpendicular from the lot line will intersect any part of the building other than permitted yard encroachments.
Where a lot line abuts a street, the required front yard (not including any existing or proposed right of way) shall be the greater of: (i) the yard as determined by the formula:

or (ii) the number of feet indicated in the schedule.
(i) Side and rear yards shall be:
(1) At least fifteen (15) feet where the lot line abuts a nonresidential district or a multifamily district;
(2) At least fifty (50) feet where the lot line abuts a single-family residential district;
(3) Provided that where a lot line abuts a single-family residential district, a yard of not less than twenty (20) feet may be permitted, provided that the site development complies with the following:
A. Site plan approved by Planning Commission and City Council.
B. Masonry wall, not less than six (6) feet in height.
C. Minimum of one (1) tree and three (3) shrubs per forty (40) feet of common lot line.
D. No building, parking, storage, or other use of the yard.
E. No operable windows or doors on side of building facing lot line, except emergency doors required by building or fire codes.
F. Roof slope at least 3:12 on of roof side facing residential district.
G. Side walls facing residential district shall be conventional residential material such as brick, shingle, or horizontal siding approved in site plan.

(j) Where the side or rear yard of a lot abuts a lot in an industrial district, the minimum side and rear yard shall not be less than fifteen feet and not less than a distance equal to the height of the wall.
Where the side or rear yard of a lot abuts a lot in a residential district, the yard shall not be less than 100 feet. The yard may be reduced to fifty feet provided the following improvements are installed in the yard as approved in a site plan:
(1) A masonry wall, not less than six feet in height, located in a manner to minimize impacts of the use upon abutting residential districts.
(2) Based on the distance over which the boundaries of the industrial district and the residential district coincide, a minimum of twenty shrubs per 100 linear feet and five trees per 100 linear feet shall be planted in the reduced yard area. No outdoor use (including but not limited to parking and storage) shall be permitted in the reduced yard area.
On a corner lot, the side yard abutting a public right of way shall be not less than fifty feet.
(k) The setback of the rear yard shall be not less than twenty percent of the depth of the lot, but need not be more than 100 feet.
An unattached accessory building permitted in an R-1, R-2, R-3 and RTF Residential District may be located in a rear yard but not less than twenty feet from any dwelling on an adjoining lot, and not less than ten feet from a rear or side lot line.
(l) Maximum height shall be seventy-five feet, provided that all parts of the structure which exceed thirty feet shall be set back from residential districts a distance not less than one hundred feet and from all other property lines a distance equal to the minimum yards set forth in the table above but not less than a distance equal to the height of that part of the structure.
