"Lot" means a parcel of land, occupied or to be occupied by a use, building or group of buildings and accessory buildings, together with such yards, open spaces, lot width, depth and area as are required by this title, and fronting upon a dedicated street or upon a private easement or street determined by the commission as being adequate for purposes of access.
