In any zoning district in which a lot of record exists on September 11, 1978, or at the effective date of an amendment of these zoning regulations, which does not conform in size or area to the provisions of these zoning regulations, structures for the uses permitted in such zoning district may be constructed on such lot, notwithstanding certain other provisions of these zoning regulations, provided that:
A. Such lot is in separate ownership;
B. Such lot is not of continuous frontage with other lots in the same ownership; and
C. Front, side, and rear yard requirements are met or a variance obtained from the Board of Adjustment.
