A. No land shall be subdivided or a plat filed within the jurisdictional area of the Municipal and Regional Planning Commission of the City until:
1. The subdivider or his agent shall obtain the approval of the Planning Commission and the City Council, if the plat is within the City's corporate limits, for the sketch plan, the preliminary plat, and the final plat of the proposed subdivision; and
2. The approved plat is filed with the County Clerk.
B. No plat or other land subdivision instrument shall be filed in the office of the County Clerk until it has received approval, as required in this section.
C. All plats of record (i.e., final plats) shall be filed within two (2) years of the date official approval by the City and Regional Planning Commission of the City, and no lots shall be recorded as transferred by the County Clerk regarding any final plat until such plat is filed.
D. Failure to record the plat within two (2) years of the date of approval shall void all approvals thereto.
