5-2-11: GEOGRAPHIC OVERLAY; WAIVER; AND SETBACKS:
   A.   Purpose: To preserve the lots and character of the area defined in subsection B; and to encourage residential uses through more flexible standards to maintain, protect, and enhance land use and livability.

   C.   Definition:
 
OUTBUILDING(S) :
Building(s), such as a shed, barn, or garage, on the same property but not used as a dwelling.
 
   D.   Residential Setback Standards:
      1.   Waiver: Owners of property within the boundary map identified in subsection B may apply for a waiver from the setback requirements set forth in section 5-2-3 and instead be subject to the setback requirements set forth in subsection D2.
      2.   Setbacks:
         a.   New residential buildings, additions to existing residential buildings, and detached outbuildings shall be subject to the following setback standards:
            (1)   Front setbacks as measured from the property line shall be ten feet (10') minimum, or within five feet (5') of the average setbacks of the adjacent properties, whichever is greater.
            (2)   Interior side, street side, and rear setbacks shall be a minimum of five feet (5') from the property line.
         b.   Detached outbuildings may have a reduced side and rear setbacks of five feet (5') from the property line.
      3.   Remaining Standards:
         a.   All other standards identified in section 5-2-3 shall not be modified by the issuance of a waiver and remain applicable to real property within the boundary map identified in subsection B. (Ord. 615, 4-12-2022)
