Notes:
1.   The minimum lot area for each dwelling unit above that which is required for 2-family dwellings shall be 1,500 square feet for each additional unit unless the lot area is permitted to be reduced by conditional permit procedures in the case of high rise and similar development proposals.
2.   The maximum height may be exceeded by conditional use permit with the exception that requests for additional height not exceeding 25 percent of the requirement may be considered and approved administratively by the planning and zoning administrator.
3.   Residential uses shall have the same requirements as set forth in the R-3 zone. When commercial and industrial uses abut a residential zone, setbacks shall be the same as are required in the adjacent residential district.
4.   A total of 12 feet for both side yards with 1 side being not less than 5 feet for a single-story structure. For a 2-story or higher structure adjacent to the property line, must add an additional 5 feet.
5.   Rear setbacks for residential properties in the residential zones shall be 15 feet if the lot is not adjacent in the rear to a dedicated alley. If the lot is adjacent in the rear to a dedicated alley, the rear setback shall be 5 feet.
6.   Zero setbacks exception: For any 0 setback identified in this table, the following must be observed for new development: Any frontage on an arterial roadway must have a minimum 30 foot setback and any frontage on a collector must have a minimum 50 foot setback.
7.   If the lot or site in question was originally platted with a frontage of 50 feet or less and has never been replatted or further subdivided, the minimum required lot width and frontage shall be 50 feet.
