(A) The provisions of the R-2 District are intended to apply to an area of medium-density residential development with a variety of housing types. Lot sizes and other restrictions are intended to promote and protect medium-density residential development, maintaining an adequate amount of open space for the development. Some nonresidential uses compatible with the character of the district are also permitted.
(B) Permitted principal uses and structures.
(1) Single-family dwellings;
(2) Single-family attached townhomes;
(3) Duplexes;
(4) Multiple-family dwellings; however, in no case shall there be more than 15 dwelling units per gross residential acre; and
(5) Sewer lift stations.
(C) Permitted accessory uses and structures are as for R-1AAA, § 157.195.
(D) Permitted conditional uses are as for R-1AAA, § 157.195, and in addition public and private clubs and lodges not involved in the conduct of commercial activities.
(E) Prohibited uses and structures are all uses not specifically or provisionally permitted in this section.
(F) (1) Lot and structure requirements for one-family dwellings are:

(2) Exceptions: the following exceptions to the 75 foot lot width shall apply:
(a) Any development of vacant land pursuant to an approved plat located within the town that is zoned R-2 (or a zoning district permitting the developments of lots pursuant to the R-2 zoning district) prior to May 16, 2016 shall not be governed by the amendment in Ordinance No. 2016-05;
(b) Any submittal for a development of lots in a subdivision in the R-2 zoning (or a zoning district permitting the developments of lots pursuant to the R-2 zoning district) which contains a development plan not meeting the technical requirements of a preliminary plat contained in § 156.32, but which does contain, at a minimum, proposed lot layouts, dimension of lots and lot lines, shall not be governed by the amendment in Ordinance No. 2016-05. Provided, that a preliminary plat meeting the requirements of § 156.32 must be submitted to the town within six months of the submittal of the development plan described above. Prior to the expiration of the six month period an applicant may request one administrative extension for up to another six months to submit a preliminary plat meeting the requirements of § 156.32. Failure to submit a timely preliminary plat meeting the requirements of § 156.32 automatically removes this exception and the 75 foot lot width requirements shall be applicable;
(c) Any application for a preliminary plat for the development of lots in a subdivision in the R-2 zoning district (or a zoning district permitting the developments of lots pursuant to the R-2 zoning district) submitted prior to May 16, 2016 shall not be governed by the amendment in Ordinance No. 2016-05;
(d) Any preliminary plat approved by the Town Council allowing for the development of lots in a subdivision in the R-2 zoning district (or a zoning district permitting the developments of lots pursuant to the R-2 zoning district) submitted prior to May 16, 2016 shall not be governed by the amendment in Ordinance No. 2016-05;
(e) Any development or any home in a development that was developed and/or constructed in a subdivision in the R-2 zoning district (or a zoning district permitting the developments of lots pursuant to the R-2 zoning district) submitted prior to May 16, 2016 shall not be governed by the amendment in Ordinance No. 2016-05; or,
(f) Any development and property falling within the exceptions herein shall continue to be governed by the R-2 zoning requirements in effect on May 16, 2016 and shall not be governed by the amendment in Ordinance No. 2016-05 and furthermore such development and/or construction shall not be considered non-conforming.
(G) Lot and structure requirements for town homes are:

(J) Minimum required off-street parking for the site without impacting the flow of pedestrian traffic on the sidewalk is two and one-half spaces per dwelling unit, of which a minimum of one is in an enclosed garage for the single-family or duplex unit.
(K) All riverfront properties with building construction plans submitted after September 1, 2011 are subject to the breezeway/visual corridor requirements as described in §
157.506
of the supplementary district regulations.
