139.02 USE OF VILLAGE PROPERTY.
   The Ottawa Volunteer Fire Department Association, Inc., hereafter "The Association", be and hereby is authorized to use three rooms in the Agner Street fire station currently occupied by the Ottawa Volunteer Fire Department. The conditions of such use are as follows:
   (a)   The premises shall be used for no illegal purposes.
   (b)   The premises shall be kept in a clean and neat condition and shall be maintained in as good a condition as the premises now are, except for natural wear and tear.
   (c)   The Village shall obtain the right to inspect the premises at reasonable times upon notice to The Association.
   (d)   The Association shall be registered with the Secretary of State as a non-profit corporation and shall maintain itself as such in full compliance with Ohio law.
   (e)   The Association shall permit the Ottawa Volunteer Fire Department to utilize the premises for meetings and training as is required by the Volunteer Fire Department.
   (f)   The Association shall obtain such insurance as is necessary on the premises for protection of persons and property and shall hold the Village harmless from the claims of third parties and its own members for the use of the premises.
   (g)   The Association shall not conduct "fund raisers" on the premises which involve the use of alcohol by the persons participating.
   (h)   The Association may be removed from the premises by the Village upon ninety days notice by the Village, or with no notice, upon a substantial violation of other conditions set forth above.
