§ 155.23 TEMPORARY GRAPHICS.
   (A)   Real estate signs.
      (1)   Real estate for sale, rental, or lease signs: One temporary real estate for sale, rental, or lease sign located on the real estate to be sold, rented, or leased, shall be allowed for each lot, parcel, or tract. If the lot, parcel, or tract has multiple frontages, one additional sign shall be allowed on the property, to be placed facing the additional frontage. Under no circumstances shall more than two signs be permitted on the property.
      (2)   For a tract of real estate containing less than one acre, a sign shall not exceed three square feet in area.
         (a)   The top of the real estate sign shall not exceed three feet above the existing grade at the point of erection.
         (b)   Real estate signs shall be erected parallel to the front of any building and shall be placed no more than three feet from the front foundation wall.
      (3)   For an undeveloped tract of real estate containing one acre or more the sign may be up to 12 square feet in area for each acre or part thereof in excess of one. The maximum allowable sign, however, shall be 64 square feet, the top of which shall not exceed 12 feet above grade.
      (4)   All such signs are to be removed within five days of the day a contract for the sale, rental, or lease is entered into. Sold signs or signs stating that the premises where rented or leased are prohibited.
   (B)   Subdivision promotion signs.
      (1)   One temporary subdivision promotion sign may be located on each tract of real estate containing one acre or more. The sign may be up to 12 square feet in area for each acre or part thereof in excess of one. The maximum allowable sign, however, shall be 64 square feet, the top of which shall not exceed 12 feet above grade.
      (2)   For real estate tracts of ten acres or more, two additional temporary subdivision promotion signs, subject to the limitations of division (A) of this section are allowed. One sign may be located on each collector or wider street adjacent to the property; however said signs may not be located closer than 1,000 feet from each other.
      (3)   All temporary subdivision promotion signs shall be removed at the time the final building permit for the subdivision is issued or at a time the Building Commissioner determines an active sales program is no longer in effect.
   (C)   Construction signs.
      (1)   Signs identifying the architects, engineers, contractors, and other individuals or firms involved with the construction, but not including the advertisement of any product, and announcing the character of building enterprise, or the purpose for which the building is intended, are permitted up to a maximum area of eight square feet for each firm, with a total of not more than 32 square feet for each site. The signs shall be confined to the site of construction, and shall be removed within 14 days after the beginning of the intended use of the project.
      (2)   Construction vehicles having signage with letters in excess of five inches in height must be located behind the proposed building lines, when on a commercial site.
   (D)   Commercial site temporary signs. While commercial projects are under construction, one temporary identification sign, such as "coming soon" or "on this site" will be allowed for each commercial entity. The sign size and height limitations for permanent wall or ground signs shall apply. The temporary signs shall be removed within 14 days after the occupancy permit has been issued.
   (E)   Political campaign signs. Signs announcing candidates seeking public political office and other data pertinent thereto shall be permitted up to a total area of 32 square feet for each zoning lot. Said signs shall be confined within private property and shall not be less than 15 feet from the nearest edge of the street pavement and 50 feet from the nearest curb intersection of any street or road. Said signs shall not be displayed more than 30 days prior to and seven days after the election for which intended. Political campaign signs will not be limited to ten items of information.
   (F)   Limitations. Items of information restrictions as described in § 155.02(A) apply to temporary graphics as do height and size limitations as provided in the Appendix, Table of Basic and Auxiliary Design Elements, unless otherwise provided for in this section.
