The provisions of the international residential code for one- and two-family dwellings, 2012 edition, are revised as follows:
A. Single-family buildings shall have the following minimum area, unless otherwise provided in the zoning ordinance 1 :

Notwithstanding the requirements of the regulations adopted pursuant to section 6-1C-1 of this article, a screened room addition to a single-family home may be constructed without a forty two inch (42") deep concrete foundation provided the following conditions are complied with:
A. The screened room addition shall be constructed with only framed screens and no glass windows;
B. The nonframed screen portion of the screened room addition shall be of a prefabricated manufactured construction with metallic (i.e., steel, aluminum) roof rafters with metal leg supports, and with a covering of fiberglass, canvas, aluminum or other durable material;
C. The screened room addition shall be constructed on a deck or concrete slab, and the contractor constructing said screened room addition shall certify, as part of the building permit application process, that the contractor has examined the deck or concrete slab and has determined that it will be structurally able to support the screened room addition;
D. The total area of the screened room addition shall not exceed two hundred fifty (250) square feet;
E. The screened room addition shall not be located in the front yard;
F. No masonry construction or gypsum finishing shall be used in regard to the screened room addition;
G. The screened room addition must comply with all applicable setback regulations of this code;
H. The screened room addition must be constructed in full compliance with all applicable wind and snow load regulations of this code;
I. No plumbing fixtures (i.e., sink, shower, tub or toilet) or piping may be added to the screened room addition;
J. The screened room addition may not be artificially heated through the use of electric baseboard heaters, natural gas forced air heating or other artificial heating device; and
K. The screened room addition, once constructed, may not be further enclosed.
Upon completion of the construction of a screened room addition that does not have a forty two inch (42") deep concrete foundation, the village shall record, at the property owner's expense, a notice, setting forth the foregoing conditions applicable to the screened room addition, so that any subsequent purchaser of the property on which the screened room addition has been constructed will be put on notice in relation to the conditions applicable to said screened room addition. The international building code, 2018 edition, published by the International Code Council, is hereby adopted by reference and made a part of this article with the same force and effect as if it were specifically and particularly set forth herein, and all regulations contained therein, with the additions, insertions, deletions and changes prescribed in section 6-1D-2 of this article shall apply to building construction of multi- family, commercial, assembly, manufacturing and public buildings in the village. One copy of said code shall be retained on file in the office of the clerk. (Ords. 14-04-10, 21-07-29)
Where any provisions of the international building code, 2018 edition, conflict with any provisions of this village code, the provisions of this village code shall prevail and shall be applied as the law of the village. The following sections and tables of said international building code, 2018 edition, are amended as follows:
Sections 1001 through 1029 of the international building code are amended in the same manner as sections 903 through 910 of the international fire code as set forth below.
