ZONING DISTRICTS
In order to classify, regulate and restrict the locations of uses and locations of buildings designated for specific areas, and to regulate and determine the areas of yards, courts and other open spaces within or surrounding such buildings, property is classified into zoning districts.

(A) Minimum areas. The minimum areas that may constitute a separate or detached part of any of the following zoning districts on the zoning map or subsequent amendments to said zoning map shall be as shown in table below.
(B) Inclusion in calculations. When a nonresidential district is directly across the street from or abuts the district with the same or less restrictive classification, the area of the land directly across the street or abutting the property may be included in the calculations in meeting the minimum district size requirements.

(C) From 4th Street to 40th Street along First Avenue, the combined width of lots to be included in either the B-1 or B-2 category, as applicable, and extending from the street line of First Avenue shall be the greater of 200 feet or four lots; provided, that any lots within the four lot restriction that is in the Class-1, Class-2 or Class-3 category and is not used and occupied for residential purposes for a period of six consecutive months shall be eligible to be reclassified as either Class B-1 or Class B-2, as appropriate.

The boundaries of each zoning district are to be indicated upon the official zoning map as approved by the City Council. Said map and subsequent amendments thereto shall be considered as a part of this chapter and incorporated herein by reference.
