All subdivisions shall result in the creation of lots which comply with applicable regulations established in the zoning ordinance. A subdivision may not create lots which would make improvements and services impractical due to size, shape, steepness of terrain, location of watercourses, problems of sewerage or driveway grades, or other physical conditions.
