17.173.010: PURPOSE:
The purpose of the Business Park District B-P is to allow for and encourage a wide variety of office, creative services, manufacturing, technology, distribution, and other light industrial employment opportunities. Development under these regulations should provide for office space, light manufacturing, and commercial operations in a business park campus-type setting characterized by large buffer strips, open spaces, landscaping, and quality site development standards. This district requires site and design standards that:
   A.   Encourage high quality development while increasing the number of employers and jobs within the City;
   B.   Allow for the revitalization of areas within the City adjacent to I-15, as well as major arterial and major collector roadways;
   C.   Improve the urban design and streetscape elements in order to create a distinct visual quality for the area;
   D.   Manage parking and site access in a manner that enhances pedestrian and bicyclist safety, as well as limiting vehicular conflicts;
   E.   Encourage a safe, attractive and comfortable environment for the pedestrian and bicyclist by providing appropriate open space and landscape buffers, public sidewalks, bike lanes and other amenities as needed;
   F.   Encourage property owners, developers, architects, and contractors to use a mix of high quality, durable, low maintenance building materials which comply with the High- Performance Building Standards developed by the Utah Division of Facilities Construction and Management or comparable third-party sustainable development standards.
