(a) A maximum amount of landscaping shall be maintained around each dwelling unit. Paving and similar surfaces shall be confined to driveways, patios and walks. No paving or similar surfaces for driveways, parking or storing of vehicles of any kind shall extend beyond the original plan, except that the existing pavement to a single car attached garage shall be permitted to be widened to a maximum width of 18 feet, and to a two car attached garage shall be permitted to a maximum width of 24 feet. At rear yard detached garages, the pavement shall be permitted to be widened to the width of the garage to facilitate movement of automobiles and the required turning radii of all automobiles to access the garage and then shall taper to the existing pavement width or 12 feet. Driveways for detached garages may include a 10-foot by 20-foot turnaround pad extending from the driveway into the rear yard, ten feet from any property line. Landscape screening is required. Rear yard patios must provide a minimum two foot landscape separation between the patio and the adjacent driveway, excluding a maximum walkway of four feet.
(b) With respect to the installation, replacement, widening or repair of concrete or asphalt driveways, driveway extensions, concrete patios and garage floors, it is the responsibility of the property owner to obtain a permit from the Building Department to install, replace or repair a driveway. Along with the permit application, the owner shall submit payment of a permit fee, as is set forth in Section 1335.17.
(c) All driveways shall be pitched so as not to shed water on an abutting neighbor's property and shall be pitched toward the street, when possible. If the driveway cannot be pitched toward the street, then proper and adequate drainage shall be provided so as not to affect an abutting neighbor's property.
(d) The replacement or repair of either sections of existing driveways or the entirety of existing driveways, the original existing width of which exceeds the maximum width permitted herein, shall be permitted to the original existing width.
(e) In addition to the foregoing, where a lot frontage is greater than 80 feet, a circular driveway shall be permitted to a maximum width of 12 feet, excluding the portion of the driveway leading to the garage, which shall be permitted to the maximum widths specified in subsection (a) above.
