(1)   The minimum front yard setback shall be the average of existing commercial structures on the same side of the street and facing thereon within the same block. Where there are no adjacent commercial structures, the front yard setback shall be not less than 15 feet measured from the street right-of-way, and sufficient to meet screening and buffer yard standards specified in the Landscape Ordinance.
(2)   No minimum side or rear yards shall be required, provided that the requirements of Chapter 1175 and the Landscape Ordinance are met.
(3)   In a B- 3 zone, a minimum setback of 100 ft. from all residential zones is required for any structure, use or parking.
