1129.02 SUBDIVISIONS INVOLVING FIVE LOTS OR LESS.
   Whenever a division of a parcel of land shown as a unit on the last preceding tax roll (duplicate) is proposed along an existing public street, not involving the opening, widening or extension of a street or road, and involving no more than five lots after the original tract has been completely subdivided, the division may be submitted to the Planning Commission for approval without a plat. If the Commission, acting. through its staff, is satisfied that such proposed division is not contrary to applicable platting, subdividing or zoning regulations, and contains adequate dedication of public right of way, and has adequate frontage on a dedicated and accepted public street, it shall within seven working days after submission, approve such proposed division. On presentation of a conveyance of such parcel, the same shall be stamped, "Approved, City Planning Commission", and signed by a member of the staff.
   (a)    A drawing, based on a survey showing location of property and giving such other information as may be necessary, shall be required.
   (b)    The following statement shall appear on each deed which is to be executed. "The grantor, grantee and all subsequent owners or assignees taking title from, under or through the grantor or grantee agrees that any use or improvement made on this land shall be in conformity with all existing valid zoning, platting, health or other lawful rules and regulations.
