1260.144   ENLARGEMENT OF NONCONFORMING RESIDENTIAL, COMMERCIAL OR INDUSTRIAL STRUCTURES.
   In R, C and M Districts, for the enlargement of a nonconforming commercial or industrial structure and for the extension of a nonconforming use throughout such structure, provided that:
   (a)   In a residential area the floor area of the enlargement shall not exceed 25% of the floor area of the nonconforming structure, or nonconforming portion thereof, on the effective date of this Zoning Code, or any amending ordinance that later makes such structure, or portion thereof, nonconforming.
   (b)   In a commercial or industrial area the floor area of the enlargement shall not exceed 50% of the floor area of the nonconforming structure, or nonconforming portion thereof, on the effective date of this Zoning Code, or any amending ordinance that later makes such structure or portion thereof, nonconforming.
   (c)   It shall be demonstrated to the satisfaction of the Board that such extension or enlargement is reasonably necessary at the concerned location because of normal growth of business and that it would be an unreasonable hardship on the applicant to provide for such business growth in a district where the concerned use and structure are permitted.
   (d)   All other applicable regulations and requirements of this Zoning Code shall be compiled with.
   (e)   The Board shall impose such conditions and safeguards as it deems necessary in order to protect adjacent conforming areas and structures against the adverse effects of such nonconformity.
