§ 1276.06 BUILDING HEIGHT; LOT AREA; YARDS; OFF-STREET PARKING AND LOADING; MISCELLANEOUS REQUIREMENTS.
   In a Health Service HS-1 District, the following requirements shall be observed.
   (a)   Enclosed buildings. All health services and processing or storage of materials shall be conducted wholly within a completely enclosed building, except for mobile support units such as mobile CAT scanners, health exercise facilities or the storage of vehicles, materials and equipment that require outside storage for immediate access for use or that are normal to or are used in or by an outside health or supporting facility or as may be authorized by the Board of Appeals.
   (b)   Nonobjectionable uses. No processes and equipment shall be employed which are objectionable by reason of odor, smoke, fumes, noise, refuse matter or waste.
   (c)   Maximum building height.
      (1)   There shall be no height limit for a nonresidential use.
      (2)   The maximum building heights for a residential use shall be the same as specified in the Residence R-2 District.
   (d)   Minimum lot area. No minimum lot area shall be required for a nonresidential use. For a residential use, the minimum lot area shall be 4,800 square feet.
   (e)   Minimum lot area per dwelling unit. The minimum lot area per dwelling unit shall be 1,000 square feet.
   (f)   Yards and lot coverage.
      (1)   For a nonresidential use, there are no yard and lot coverage requirements.
      (2)   For a residential use, the requirements shall be the same as specified in the Residence R-2 District.
   (g)   Off-street parking and loading.
      (1)   Off-street parking shall be provided as specified in Chapter 1280, with up to 50 percent of the total required spaces available through public parking lots and parking garages within a distance of 500 feet of the building line of such use.
      (2)   Off-street loading facilities shall be provided as specified in Chapter 1280.
