In a Business B-3 District, the following requirements shall be observed.
(a) Enclosed buildings. All businesses, services, processing or storage of materials shall be conducted wholly within a completely enclosed building, except for the sale of automotive fuel, lubricants and fluids at service stations and except for such outdoor display or storage of vehicles, materials and equipment as specifically authorized by this Zoning Code or as may be authorized by the Board of Appeals.
(b) Nonobjectionable uses. No processes and equipment shall be employed or goods sold which are objectionable by reason of odor, dust, smoke, cinders, gas, fumes, noise, vibration, radiation, refuse matter or water carried waste.
(c) Maximum building height.
(1) For nonresidential uses there shall be no limit.
(2) For residential uses the limit shall be the same as specified in the Residence R-3 District.
(d) Minimum lot area. No minimum lot area is required for nonresidential uses. For residential uses, the minimum lot area shall be 4,800 square feet.
(e) Minimum lot area per dwelling unit. The minimum lot area per dwelling unit shall be 1,000 square feet.
(f) Yards and lot coverage.
(1) For nonresidential uses there are no requirements.
(2) For residential uses the requirements shall be the same as specified in the Residence R-3 District.
(g) Off-street parking and loading.
(1) Off-street parking shall be provided as specified in Chapter 1280, with up to 50 percent of the total required spaces available through public parking lots and parking garages within a distance of 500 feet of the building line of such use.
(2) Off-street loading facilities shall be provided as specified in Chapter 1280.
