In a Business B-1 District, no building, structure or land shall be used and no building or structure shall be erected, altered or enlarged which is arranged, intended or designed for other than one of the following uses:
(a) Retail and service. A retail business or service establishment supplying commodities or performing services primarily for residents of the surrounding neighborhood on a day-to-day basis, including grocery stores, variety and apparel stores, barber shops, beauty parlors, clothes cleaning and laundry pickup stations, shoe repair shops, tailor shops, liquor stores, appliance and television repair shops, automotive service stations, including minor auto repair, commercial parking lots and other similar stores and shops for the conduct of a retail business or personal service;
(b) Eating and drinking places. Soda fountains, ice cream parlors, tea rooms, restaurants, cafes and neighborhood establishments selling alcoholic beverages, not including entertainment and drive-in services;
(c) Offices. Business and professional offices;
(d) Financial institutions. Banks, building and loan companies and similar financial institutions, not including drive-in service;
(e) Studios. Art, television, radio, music and dance studios and/or conservatories;
(f) Mortuaries. Mortuaries or funeral homes;
(g) Business signs. Business identification signs, professional, institutional, announcement, bulletin board, real estate and nameplate signs, subject to Chapter 1474 of the Building and Housing Code;
(h) Residential uses. Any use or structure as permitted and regulated in the adjacent Residential District. If such use is adjacent to two or more different categories of residence districts, the regulations of the least restrictive residence district shall prevail;
(i) Living quarters. Dwelling units existing as a part of a retail and/or service structure and occupied by the proprietor of the retail and/or service business;
(j) Drive-in uses. Drive-in banks, building and loan companies and similar financial institutions; and drive-in eating places, provided that the premises shall be enclosed by a solid wall or fence at least six feet high where it adjoins in the rear or on the sides any residence district, public park, school or church;
(k) Transient accommodations. Hotels, motels, motor hotels and tourist homes on numbered state and federal highways;
(l) Multi-family dwelling units. Multi-family dwelling units, provided they are located on floors other than the ground floor;
(m) Self-service establishments. Self-service laundries, dry cleaners, car washes and similar uses; and
(n) Signs. Signs as may be permitted in Chapter 1474 of the Building and Housing Code.
