§ 1260.02 PERMITTED USES.
   No building, structure or land shall be used and no building or structure shall be erected, altered or enlarged which is arranged, intended or designed for other than one of the following uses:
   (a)   All permitted uses as regulated in the Residence R-1 Single-Family District, except as hereafter modified;
   (b)   One-, two-, three- and four-family dwellings and dwelling groups, containing not more than four dwelling units in any one building;
   (c)   Offices for physicians, surgeons, dentists and other health care professions, such as optometrists, podiatrists and chiropractors, provided that there is written consent of 60 percent of the adjacent property owners or their agents, and off-street parking is available to accommodate one space (ten feet by 20 feet) for each 400 feet of floor area;
   (d)   A professional office or studio in the residence of an architect, artist, dentist, lawyer, engineer, physician, teacher or similar professional person, beauty shops and/or barber shops, but not including schools of any kind with organized classes or any business, provided that not more than one person not a resident in the dwelling is employed in the establishment, and not more than 25 percent of the total floor area of one floor of the dwelling is devoted to such accessory use. In addition, such professional office shall meet the criteria specified in § 1258.03(b);
   (e)   Funeral homes; and
   (f)   Signs as may be permitted in Chapter 1474 of the Building and Housing Code.
